A homeowner policy I write follows a clear path. Every step is handled from my desk with no handoffs to outside teams.
I start with a short intake covering the property details. Roof age, construction type, square footage and prior claims. A quote comes back covering all six standard coverage lines, priced individually.
I explain each line before the policy binds. Deductibles, exclusions and optional riders are covered so nothing is discovered at claim time.
Once the homeowner approves the coverage, the policy binds with the selected carrier. I handle any inspection requirements from my desk.
Every renewal is reviewed against the current market before the bill goes out. If better coverage or pricing is available, I present it alongside the renewal.
I carry no quota with any single carrier. When a carrier's pricing changes or their claims handling slips, I introduce a better option at renewal. The choice belongs to the homeowner and is never tied to a distribution agreement.
When a claim arrives, I handle the first call. The adjuster receives it from me directly, someone who already knows the property history. The path is shorter and the context does not reset between departments.
Every renewal is checked against the current market before it runs. I reexamine coverage limits, update replacement cost figures and explain any price changes from the carrier before the homeowner signs off.
Standard construction, older homes, craftsman builds, homes with nonstandard roofs and properties with prior claims are all quoted. Some properties require additional inspection steps that I handle as part of the quoting process.
The intake form takes about four minutes. From there, I price all six coverage lines and return a one page summary.
